Outline plans submitted for further 360 homes close to huge development in Northampton

Outline plans have been submitted to the council for a further 361 homes next to a massive housing estate on the edge of Northampton.

If West Northamptonshire Council (WNC) approves the proposals, another large estate will be tacked on to the Northampton South Sustainable Urban Extension, also known as Collingtree Park.

Plans were first approved in 2016 for developer Vistry Homes to build the huge 1,000 home residential development.

Planning permission was also granted for a local centre, primary school, and green infrastructure to facilitate the number of families set to move into the area.

The joint venture between the Vistry Group, the Clarion Group and Lagan Homes has been referred to as a ‘Western expansion’ to the existing Collingtree Park masterplan.

Up to 361 homes have been suggested in the project across 19 hectares of land. The outline application contains rough layouts of the estate and indicative housing types, however all details are reserved for later consideration through separate plans.

A variety of house types and sizes, including one to two-bed apartments and two to five-bedroom houses, have been set out by developers. A total of 35 percent of homes will be affordable.

Initial plans indicate areas in the development that are flagged for play areas and parks. There is no mention of creating its own proposed infrastructure such as schools, shops or local centres.

The planning document says there are a significant number of existing local facilities within walking or cycling distance of the neighbourhood. It refers to a cluster of services off Clannell Road and a local centre off Butts Road in East Hunsbury as nearby provision.

Financial contributions will also be made to mitigate the development’s impacts on local services and provide enhancements through Section 106 agreements. The site also cannot be brought forward until the adjoining construction phases of Collingtree Park are complete as it must link onto their roads.

A decision on the plans is set to be made by West Northamptonshire Council by July this year. Comments from all interested parties and neighbours to the development will be due by the end of next week (May 24).
